What is Manual J?

Manual J is the residential load calculation standard published by ACCA (Air Conditioning Contractors of America). It answers one question with engineering instead of guesswork: how much heating and cooling does this specific house need? The answer — in BTU/hr, room by room — determines what size furnace, AC, or heat pump gets installed.

What goes into the calculation

Conditioned floor area and volume, insulation R-values for walls, ceilings, and floors, window area with orientation and glass type, air infiltration, duct location and leakage, occupants and appliances, and — critically — the outdoor design temperatures for your specific location. A house in Phoenix and an identical house in Portland have very different loads.

Why permits require it

Building code (IRC M1401.3) requires HVAC equipment to be sized per ACCA Manual J and Manual S. Plan reviewers ask for the report because contractors historically sized by rules of thumb like “500 square feet per ton” — which oversizes most modern homes by 30–50%. Oversized systems short-cycle, dehumidify poorly, wear out faster, and cost more to buy and run.

Manual J vs. Manual S vs. Manual D

Manual J computes the load. Manual S selects equipment that matches the load. Manual D designs the ductwork to deliver the air. Most residential permits want J, many want J+S, and new construction often wants all three.

Why it matters more now

Heat pumps are far less forgiving of wrong sizing than old oversized furnaces, and rebate programs increasingly require a documented load calculation. As electrification accelerates, the Manual J stops being paperwork and becomes the difference between a system that works and one that doesn't.
